Lynda Wagner meeting with senior real estate clients in a Florida home

What is an SRES®?

SRES® stands for Seniors Real Estate Specialist®—a real estate professional who has completed specialized training to better serve the unique needs of adults age 50+ and their families.

An SRES® understands that these moves often require more patience, planning and coordination than a typical transaction. The role is not to tell you what to do. It is to help you understand your choices, anticipate challenges and make a confident, well-informed decision on your timetable.

More than a designationSpecialized knowledge, thoughtful advocacy and a network of resources for transitions later in life.

Do I need an SRES®?

Not every move requires a specialist. But an SRES® can be especially valuable when the decision feels bigger than buying or selling a house.

You have lived in your home for many years and are unsure where to begin.

You are considering downsizing, a 55+ community or a maintenance-free home.

You need to sell a parent's home or help a loved one make a move.

You want a plan that accounts for more than the sale price.

You value patience, clear explanations and trusted local resources.

The short answer: If you want someone who will slow the process down, see the whole picture and help organize the next steps, an SRES® may be the right fit.

What services should an SRES® provide?

Look for practical support, honest communication and a process built around your priorities—not a one-size-fits-all sales plan.

01

Listen before advising

Understand your goals, timeline, finances, family needs and what “home” should look like in your next chapter.

02

Explain your options clearly

Compare aging in place, downsizing, moving closer to family, and exploring 55+ or maintenance-free communities—without rushing your decision.

03

Build a manageable plan

Create a realistic timeline for preparing, pricing, marketing and selling your current home while coordinating the move to your next one.

04

Connect you with trusted help

When needed, introduce reliable local professionals such as estate-sale companies, movers, organizers, senior-living specialists, attorneys and tax advisors.

05

Protect your interests

Help you evaluate offers, negotiate confidently, understand the paperwork and avoid unnecessary stress throughout the transaction.

06

Coordinate the details

Keep you, your family and the professionals involved informed so deadlines, inspections, closing and moving pieces stay on track.

How Lynda helps

A successful transition takes more than placing a sign in the yard. Lynda helps manage the practical details so seniors and their families can move forward with greater confidence and less stress.

From preparation through closing

Here are just a few of the important things I do:

  • Arrange or coordinate the sale of furnishings and other household items
  • Schedule a pre-inspection to help prevent unnecessary surprises that could delay closing
  • Work with trusted vendors and contractors to complete necessary repairs
  • Coordinate clearing and cleaning the home to help attract the best possible offers
  • Hire a professional photographer and videographer
  • Place the home in the Multiple Listing Service
  • Implement a strategic marketing plan for optimal syndication and exposure
  • Oversee the entire process—from negotiation and contract through closing

Compassion beyond the transaction

I am passionate about helping seniors and their families—and I often go above and beyond.

  • Help research senior-living options, schedule appointments and tours, prepare interview questions, and support families as they choose the community that best meets their needs
  • Help arrange or provide transportation to attorneys' offices, doctors' appointments and even airports when needed
  • As a Notary Public, assist with notarizing necessary documents when appropriate

“My goal is to make every step feel more manageable—for my clients and for the people who love them.”

A calm, pressure-free first step

You do not have to have it all figured out.

Start with a conversation. Lynda Wagner, SRES®, can listen to what matters most, answer your questions and help you identify the next sensible step—whether you plan to move soon, much later or not at all.
